It is always best to make an appointment with a landlord to view the rental. Landlords usually do not appreciate prospective tenants arriving unannounced and you want to be assured that you will be able to see the property when you get there.
Dress to impress. Almost think of this situation as an interview process. You want to show the landlord that you will be a responsible tenant.
View the rental. Always view the rental before signing any agreement.

Follow up after a few days to week if the landlord has not responded to your application.
Make an oral or written agreement. Both are binding but a written agreement is best for later reference to and proof in case it's needed for future disputes.
