 Landlord Obligations

 

The following are necessary for a dwelling to be considered habitable:

1.         Effective waterproofing and weather protection of roof and exterior walls, including unbroken windows and doors.

2.         Plumbing or gas facilities maintained in good working order.

3.         A water supply capable of producing hot and cold running water furnished to appropriate fixtures and connected to a sewage disposal system.

4.         Heating facilities maintained in good working order.

5.         Electrical lighting, wiring, and electrical equipment maintained in good working order.

6.         Sanitary building and grounds free from debris, filth, rodents, cockroaches, etc.

7.         Adequate garbage receptacles.

8.         Floor, stairways, and railings in good repair.

9.         Reasonable notice (usually 24 hours) to enter your apartment unless there is an emergency.
